A quiet pre-market phase can help you test price and gather feedback before going live. Here is how Compass Private Exclusives and Coming Soon compare.

Launching a home is a one-time moment. The first weeks on the open market usually draw the most attention, so many sellers want to be confident in their price and presentation before that clock starts.
Phase one: Private Exclusive
A Compass Private Exclusive is shared within the Compass agent network and with those agents' buyers, rather than on the public portals. It gives you room to collect real feedback on price and presentation without building public days on market or a price-change history. It also suits sellers who value privacy.
Phase two: Coming Soon
Next, the listing can appear on Compass.com as Coming Soon. Exposure widens, interest builds and buyers can plan to tour, while days on market have still not started.
Phase three: live everywhere
When the home is ready and the strategy is tested, it goes live on the MLS and major portals. By then, you have feedback from the earlier phases to fine-tune price and positioning.
Trade-offs to talk through
- A smaller audience during the private phase means fewer eyes at first.
- Local MLS rules and brokerage policies govern how long a home can stay off the MLS and what disclosures are required.
- Not every home benefits from a quiet start. Some sell best with a strong, immediate public launch.
Our approach
We walk every seller through these options and recommend the path that fits the home, the neighborhood and your timeline. It pairs especially well with Compass Concierge: improvements can be completed during the pre-market phases so your home debuts at its best.
